Office fit-outs grounded in reality.

ZX Constructions is developing a Bengaluru office design-and-build route that begins with the actual space, coordinates interior and building-services information, records delivery and prepares a useful handover.

No public ZX Constructions corporate fit-out design-and-build case study is currently published. Related ZX Capture and ZX Collabs capability is identified by role; it is not presented as a ZX Constructions project portfolio.

The opening

Office fit-outs with a visible project record.

Most fit-out claims collapse into the same words: turnkey, seamless and technology-led. The useful difference is concrete: capture what exists, define what is changing, coordinate what will be built, record what happened and hand over information that can still be understood later.

Design + fit-out scope

One route, with every responsibility made explicit.

“Turnkey” is useful only when the appointment states who designs, coordinates, approves, supplies, installs, tests and hands over each part of the project.

01

Brief and workplace planning

Occupancy, work modes, adjacencies, meeting demand, accessibility, security, storage, growth and operating constraints.

02

Existing-space record

Available drawings, landlord information, site verification and Matterport reality capture where it improves the brief or coordination.

03

Design and technical coordination

Test fits, interior design, material intent and coordinated architectural, MEP, fire, IT, AV and specialist information under an agreed responsibility map.

04

Commercial scope and procurement

Work packages, quantities or schedules as appointed, inclusions, exclusions, samples, lead times, procurement responsibilities and change control.

05

Fit-out delivery

Site mobilisation, sequencing, protection, trade coordination, inspections, progress records and close-out against the issued project information.

06

Commissioning and handover

Snagging, testing responsibilities, as-built information, asset and warranty records, training items and an agreed digital handover record.

Know the process

From existing space to verified handover.

Six accountable stages connect the existing-condition record, workplace brief, design coordination, site delivery and close-out. Matterport and BIM remain embedded methods, not substitutes for appointed surveys, engineering, approvals or certifications.

  1. 01

    Capture

Record the existing space, available information and the limits of what has been verified.

  2. 02

    Brief

Define occupancy, operations, brand, budget, programme and decision ownership.

  3. 03

    Coordinate

Develop the interior and building-services information in BIM where the appointment requires it.

  4. 04

    Deliver

Procure and build the agreed fit-out through visible issues, inspections and change records.

  5. 05

    Verify

Track observations, testing, commissioning and the information needed before close-out.

  6. 06

    Hand over

Issue the agreed record without calling a static tour a live operational digital twin.

Open the full technical workflow ↗

Begin with a fit-out readiness review.

This is the cleanest first engagement when a complete brief or portfolio comparison is not yet possible. It turns a building, lease or existing office into a defined decision set before a full design-and-build proposal.

Useful first outputs

  • Existing information and site-record gap map
  • Occupancy, work-mode and adjacency brief
  • Starting-condition and landlord-interface questions
  • Preliminary interior, MEP, IT/AV and phasing risk map
  • Responsibility, deliverable and next-stage proposal

The review does not make an unverified cost, programme, approval or lease-feasibility promise.

Capability evidence

Show the role. Do not borrow the portfolio.

Corporate-space capture or BIM work from another ZX practice remains attributed to that practice. A future fit-out case study will be published only after ZX Constructions has the project evidence and permission to do so.

ZX Constructions

One project responsibility map

The proposed service joins the appointed interior design, technical coordination, procurement, construction and handover responsibilities under the written project scope.

ZX Capture capability

Reality capture and visible progress

Existing-condition, progress and completion records can be brought into the fit-out workflow when access, coverage, accuracy and publication permissions are agreed.

ZX Collabs capability

BIM and information coordination

BIM capability can support interior, MEP and as-built information under a project-specific model purpose, responsibility matrix and issue process.

Before comparing rates

A rate is not useful until base-build condition, MEP, fire, furniture, IT/AV, professional services, phasing, taxes and contingency are visible.

Buyer questions

What to establish before appointing a fit-out team.

Does ZX Constructions have a public corporate fit-out portfolio?

No public ZX Constructions corporate interior fit-out design-and-build case study is currently published. ZX presents the delivery method and separately attributes relevant BIM or reality-capture capability; it does not relabel that work as a ZX Constructions fit-out project.

What can a corporate interior design-and-build appointment include?

It can include briefing, test fits, interior and technical design, MEP and specialist coordination, procurement, fit-out delivery, progress records, commissioning coordination and handover. The signed appointment defines the exact responsibilities and exclusions.

Can ZX work with a bare-shell, warm-shell or existing office?

The service can be scoped around any of those starting conditions, but the landlord information, retained services, testing requirements and unknown conditions must be identified before a price or programme is confirmed.

Can an occupied office be renovated in phases?

Phased work can be studied where access, noise, dust, temporary services, fire safety, security and business-continuity constraints are made explicit. Feasibility and sequence remain project-specific.

Who coordinates HVAC, electrical, plumbing, fire, IT and AV?

ZX can coordinate the agreed interfaces, while licensed design, approvals, testing and certifications remain with the appointed project professionals and authorities identified in the responsibility matrix.

Does Matterport replace a measured survey?

No. A Matterport record can support visual review and project coordination, but the required survey control, accuracy, access and verification method must be agreed for the intended use.

Is every Matterport tour a digital twin?

No. A navigable capture or digital handover record is not automatically a live operational digital twin. That term is reserved for an operational information model connected to current building or asset data.

What is the best first step without a complete brief?

Share the location, approximate area, lease or site status, target occupation date, available drawings and the main operational problem. ZX can then identify what must be verified before a proposal is prepared.
