Classify the operation before concept design.

Confirm who occupies and operates the property; whether it is a Homestay, Bed & Breakfast, hotel, guest house or another category; what the sanctioned use, title, declaration and association rules permit; and which tourism, local, food and fire requirements apply.

Karnataka's April 2026 Homestay and B&B material currently sets detailed room, bed, guest, breakfast, CCTV, guest-record and operating requirements. Verify the source before every design submission.

02 · Guest and host zones

Protect arrival, privacy and service flow.

Separate guest, host-private and housekeeping zones. Make address recognition, weather protection, check-in, wayfinding and exits legible. Reception CCTV requirements do not justify surveillance in bedrooms, bathrooms or private areas.

03 · Room design

Design for repeated use and repair.

Give each room reliable sleep, luggage, charging, work, blackout and ventilation functions. Use slip-resistant wet-area finishes, controlled hot water, accessible shut-offs and maintainable drains. Specify replaceable components instead of fragile image-first finishes.

04 · Handover

Commission the operating system.

Test water, drainage, electrical, locks, Wi-Fi, ventilation, emergency lighting and guest equipment. Handover room inventories, warranties, cleaning protocols, shut-off locations, emergency plan, access credentials and verified as-built information.
