One responsibility point, if the requirements are complete.
A design-build or turnkey route can reduce interface management for the homeowner and create a clearer responsibility point. It can also reduce cost visibility and encourage disputes or substitutions when the employer's requirements, specifications and acceptance tests are vague.
- Pros: joined design and delivery, fewer direct package interfaces, earlier buildability input.
- Cons: harder price transparency, less independent design control, dependence on one team's reporting.
- Control: define outputs, quality, named specialists, samples, change rules, records and independent review rights.
02 · Labour-only
The homeowner becomes a procurement and coordination client.
Labour-only is not a complete scope. The written matrix must allocate every material, delivery, unloading, storage, wastage, tool, scaffold, water, power, safety, test, approval, debris and defect obligation.
- Pros: direct material choice and purchasing visibility.
- Cons: intense coordination, quantity, logistics, quality and cash-flow workload.
- Control: define measurement rules, productivity assumptions, rejected work, idle time, rework and responsibility for damaged materials.
03 · Separate packages
Visibility rises, and so does interface risk.
Separately appointed structure, services, finishes, interiors and specialists can improve market comparison and allow expert packages. The client or appointed construction manager must then own the master programme, interfaces, access, temporary works and combined testing.

- Issue an interface matrix
- Use one approved drawing register
- Coordinate package access and protection
- Define combined testing and handover
04 · Choose
Match the route to the client's capacity.
Choose after testing brief maturity, desired design independence, time available for decisions, access to professional administration, appetite for procurement and ability to carry cost or schedule risk. A cheap route that leaves unrecognised management with the homeowner is not necessarily lower cost.
