A dependency-led home design and construction schedule

A schedule is credible when each stage states its inputs, owner, output, acceptance point and dependency.

No universal duration is promised. Authority response, site, design, procurement, weather, workforce and client decisions vary by project.

01 · Before design

Make the site and brief usable.

Confirm authority to proceed, survey information, applicable planning route, geotechnical needs, utilities, access, household brief, budget logic and the professional team. Record unknowns as tasks, not silent assumptions.

02 · Design

Freeze decisions at the right resolution.

Move from concept to developed design, statutory information, coordinated structure and services, construction details, specifications and procurement information. Do not tender a concept as though it were a complete construction package.

03 · Construction

Show dependencies and hold points.

Link procurement and work packages to approved information. Identify long-lead items, samples, mock-ups, inspections, tests and client decisions. Update planned versus actual progress and explain the cause and owner of any variance.

04 · Close-out

Allow time to verify the finished record.

Practical completion is not the same as a complete handover. Programme joint inspection, snag closure, commissioning, approvals, as-built information, warranties, manuals, training, final account and the agreed defects process.
