Renting a home: agreement, condition and exit records

A clear tenancy begins with an exact premises description, written terms and a dated condition record.

Do not assume an 11-month document avoids registration or repeat Model Tenancy Act deposit caps as Karnataka law. Obtain current legal advice for the actual instrument.

01 · People and premises

Verify who may let what.

Confirm the owner or authorised lessor and describe the exact home, parking, storage, furnishings, keys and access rights. Review apartment or society rules that affect moving, pets, guests, parking and work from home.

  • Owner identity and authority
  • Exact premises and included areas
  • Inventory and appliance condition
  • Meter readings and utility account
  • Move-in photographs and existing defects

02 · Money

Write every payment and return condition.

State rent, deposit, due date, accepted payment method, receipts, escalation, maintenance, utilities, taxes, association charges, lock-in, notice and early-exit consequences. Define deposit deductions and return timing rather than relying on custom.

03 · Repairs and privacy

Separate routine, owner and emergency work.

Allocate repair responsibility and create an emergency contact route. State notice for entry or inspection, except genuine emergency, and the method for approving tenant improvements. Record who restores painting, drilling or alterations at exit.

04 · Exit

Use a joint close-out record.

Give notice in the agreed form. Record condition, inventory, keys, meter readings, bills, repair items and deposit reconciliation. Keep payment and handover acknowledgements.
