Site surveys and utility connections before design

A fence line, phone map or architect's tape measurement is not every survey. Each project question needs the right information, date, accuracy and responsible specialist.

Survey evidence is sampled and date-specific. It does not certify title, every buried service, every soil condition or every concealed part of an existing building.

01 · Survey scope

Ask which survey answers which question.

Legal or cadastral work addresses recorded boundaries and survey information. A design topographic survey records usable boundaries, road crown, site and adjacent levels, drain inverts, trees, structures, poles, chambers and a stable benchmark. Utility detection, geotechnical investigation and renovation measurement are separate scopes.

02 · Limits

Write what the information cannot show.

A compound wall may not be the legal boundary. A revenue sketch may not contain design levels. Utility detection cannot guarantee that every buried line is found. Boreholes represent sampled locations. A measured survey cannot see through every closed wall or floor.

03 · Water and sewer

Check the receiving network before fixing levels.

Confirm BWSSB network availability and the likely connection point before freezing sump, pump room, sanitary outlet or inspection chambers. The current BWSSB service page lists application documents and may route work through a Board-licensed plumber. Requirements and published service targets must be rechecked at filing.

  • Meter, valve, sump and pump access

  • Road-cutting and restoration
  • Sanction, receipts and account records

04 · Electricity

Build the load schedule before the application.

List pumps, water heaters, cooking, air-conditioning, lift, EV charging, inverter, generator and solar before deciding the connection. Treat temporary construction power and the permanent supply as separate planned services. Use current BESCOM forms and a licensed electrical contractor.
