Planning modular kitchens and bathrooms

A cabinet plan cannot repair an unresolved building interface. Freeze the room, services and product information together.

Product dimensions, services, availability, installation scope and warranties change. Verify the chosen system and project conditions before civil or services work.

01 · Kitchen brief

Start with routines and an appliance schedule.

Record who cooks, storage quantities, grocery arrival, waste, cleaning, dining, accessibility and future appliance changes. Measure finished walls, ceiling, floor level, openings, beams, shafts and service points after the relevant construction is complete.

  • Appliance make, model and service clearance
  • Water, drainage, power and extraction
  • Work zones and uninterrupted preparation area
  • Drawer, shelf and tall-storage inventory
  • Lighting, ventilation and maintainable access

02 · Civil interface

Agree the line between room and module.

Define wall preparation, floor and wall finish, waterproofing, countertop support, electrical and plumbing points, core drilling, backing, skirting, false ceiling and final sealing. Name who checks the room before delivery and who owns rectification if it is outside tolerance.

03 · Bathroom

Keep water control and access ahead of styling.

Coordinate waterproofing, falls, drains, concealed services, ventilation, hot-water control, slip resistance, grab or future-support backing, storage and cleaning access. Confirm which products may be fixed into which walls and how waterproofed surfaces remain protected.

  • Dry and wet zones
  • Maintainable traps and shut-offs
  • Door and manoeuvring clearance
  • Mirror, lighting and socket safety
  • Ventilation and moisture-resistant storage
  • Test and record before concealment

04 · Installation

Inspect before, during and after fitting.

Use a pre-installation survey, delivery inventory and approved final plan. Protect completed finishes. Record damaged or missing items, alignments, service connections, operation, sealants and snag closure. Keep product and workmanship warranties attached to the correct supplier and installer.
